Where Do New Construction Leads in Texas Come From?

New construction leads in Texas come from newly filed building permits for new-build projects, classified separately from remodel and addition permits. PermitLookup's API searches Texas permit records by permit type, and a classified new-construction lead feed with owner and contact details is live for Brazoria County.

The Mechanism

  1. Permits get filed. Cities and counties record building permits as they are issued, including a permit type or work class and a description of the project.
  2. Permits get classified. PermitLookup sorts filed permits into lead_class values: new_construction, addition, remodel, or other, based on that description and work class.
  3. Leads get surfaced. New-construction permits are deduplicated to one lead per property and, where available, matched to owner name, mailing address, and geocoding.

Permit Search vs. the Classified Lead Feed

Two different things live on PermitLookup, and it matters which one you need. The permit search API (/v1/permits/search) includes Texas jurisdictions within PermitLookup's nationwide footprint, filterable by permit type. Coverage varies by county. The classified new-construction lead feed, deduplicated to one enriched lead per property with owner and contact details, currently covers Brazoria County.

What's in a Classified Lead

Each Brazoria new-construction lead includes the property address, city, zip, county, owner name where matched, event date, permit number, permit type, work class, description, and valuation where filed. Where a Brazoria County Appraisal District match is found, it also carries mailable address, CAD owner name, market value, and subdivision.
